Incek Konut, Ankara
İncek bölgesi özel okul ve üniversite fonksiyonlarının yoğun olarak yer bulduğu, konut alanlarının ise müstakil evlerden oluştuğu bir bölgedir. Fakat yeni planlamalarda yüksek yoğunluklu konut alanları göze çarpmaktadır ve bölgenin, şu an devam eden projeler ile Ankara’nın lüks konut yatırımlarının geçekleştiği bir bölge olacağı sinyalini vermektedir.
Projeye başlandığı dönemde imar haritaları dışında çevreye referans veren hiçbir şeyin olmadığı bir bölgede tek tutanak lüks konut fonksiyonu ve arsanın fiziki belirleyicileriydi.
Proje arsası üçgen şeklinde ve kendi içinde yaklaşık 27m kot farkı bulunan, önündeki ana yola ve eğime göre yerleşildiğinde tamamen kuzey cepheli bir arsadır. Emsal deşerinin 2 gibi yüksek bir değerde olması, arsanın üçgen formu, eğimin tamamen kuzeye doğru yönlenmesi gibi kısıtlar yerleşimde temel belirleyici olmuştur.
Arsadaki kuzey yönlü dik eğim konusu, üst kotu referans alan ve aynı zamanda konut kütlelerine temel oluşturacak adeta yapay bir topoğrafya ile çözülmüştür. Bu yapay topoğrafyayı (kaide), yola cephe verdiği noktalarda ticari fonksiyonlar, hemen arkasında toprak altında kalan kısımlarda ise katlı otopark, iç bahçeye cephe veren kısımlarına ise sosyal tesisler oluşturmaktadır. Konutlar bu kaide üzerinde 10, 20, ve 21 katlı 3 blok halinde yükselmiştir. Yapılaşma yoğunluğunun getireceği negatif etki de düşünülerek Kaidenin üstü tamamen yeşil çatı olarak çözülmüştür ve konutların özellikle salon ve mutfak gibi yaşam alanlarının tamamının Güney cepheye ve iç peyzaj alanına dönmesi sağlanmıştır.
Bloklar yerleştirilirken, henüz yapılaşmayan, fakat imar haklarından dolayı yetersiz çekme mesafelerine kadar dayanacağını ve yüksek yapıların yapılacağını tahmin ettişimiz komşu parsellere sırtını vermek ve kendi iç boşluğunu yaratmak fikri üzerinden gidilmiştir.

Incek Residence, Ankara
Incek is a district where private schools and universities predominate and the residential areas mostly consist of detached houses. However, the recent planning studies show us that the district is now beginning to incorporate high-density residential areas. The projects ongoing in the region indicate that Incek will most probably draw plenty of investments on luxurious residential buildings of Ankara in the very near future.
At the time of the commencement of the design, there was no reference to the surrounding region except for the zoning maps and the only thing we had was the luxurious residential function and the physical indicators of the land.
The project has a triangular-shaped land with a level difference of approximately 27m, that totally faces north when the buildings are situated according to the main road and the sloping land. The limitations such as the high floor area ratio of 2, the triangular form of the land and the totally north-facing slope structure have been the main determinants of the settlement.
The problem of the steep slope has been solved through the use of a merely artificial topography with the upper level as being a reference area as well as a base for the residential blocks. This artificial topography (base) consists of commercial blocks on the areas facing the road and, right behind it a multi-storey parking garage below the ground. The social facilities locate on the areas that face the inner courtyard. There are three residential blocks –i.e. 10-storey, 20-storey and 21-storey rising on the abovementioned base. Considering the negative impact of the intense settlement, use of green roofs has been employed at the top of this base and it is ensured that all the living spaces such as living rooms and kitchens face the south side and the landscape area inside the complex.
During the design of the layout of the buildings, we decided to create an internal space and make the buildings lean against the adjacent parcel which has not been built-up yet, but is expected to accommodate high-rise buildings and rest on the set-back distance that would remain insufficient due to the development rights.
